I recently signed a lease on a townhouse that begins the first of next month. However, I just found out that the house I put an offer on over 2 months ago was just accepted. You signed a lease. You're committed now for the term of the lease. A contract is a contract and you must fulfill your agreement.
Your only option is to negotiate with the landlord to break the lease. Ask if they will allow you to break the lease if you pay for the advertising to obtain a new tenant that satisfies the landlord's requirements. If it is a non-corporate landlord, perhaps they will be understanding and let you out. But you have absolutely no rights here. No. A lease is a contract. You signed you owe. Talk to the landlord and let him know you do not intend to take the rental. You will not get back any money you have already given him. He can charge you rent until he finds another tenant
Read or ask to read the print in the documents/papers you signed and see if there is wording about breaking lease. If you don't see any wording talk to them to see if it can be worked out with reasoning.
