When you pay your rent. You should do it with a check or money order that is called a paper trail.
Ask for a rental recite of your payment. Even a verbal agreement is fine if you all are under the same understanding. However it only protects you and the owner if it is in writing.Is it illegal to rent a basment apartment without rental/lease papers?
The lease is word of mouth. Its not illegal but if it comes to court for some reason it becomes difficult to verify who is at fault.
Also, by paying cash you have no rights if landlord wants to take back residence.
