Will my rental lease option fee be refunded if I cancel the application before the landlord accepts it?

I have applied for a rental application in WA - and have found a more suitable place. The first application is yet to be approved by the landlord. If I cancel the application via email before the landlord approves it and offers me a lease, will my option fee be refunded? I am of the understanding that the option fee is only not refundable if my application is successful and I then refuse the lease. options, leases, purchase contracts, are all just that, CONTRACTS.





IF SOMEONE offers anything to anyone else and then BEFORE THE OTHER person can


decide, the offering person cancels the offer, it never existed. IF an offer went with


deposits or funds of any sort, the things that went with it are back with the offering person


since he never made an offer in the first place.

NO! You are incorrect. Application fees are typically non-refundable, period. These fees are to cover the cost of doing the background and credit checks. If he has already paid out those frees then you are not getting it back.





That said, it never hurts to ask.
