Leases are getting longer for good reason. The lease I use now is about three pages long. It includes things such as:
Tenant and landlord to fill out and sign form for condition of apt when they move in and when leaving. This helps with security deposit.
Tenant to dispose of garbage on regular basis.
No disabled/unregistered cars in driveway.
Utilities incl? Max temp for t-stat, windows to be closed in winter(seen them open in Feb) A/C extra while installed.
Smoking voids security deposit if no smoking apt
Domestic disturbance call voids lease.
Excessive damage voids lease.
Co-signer if renter makes less than 3x rent.
Driver's license/SS# on lease.
Pet policy. Usually non refundable deposit.
Tenant to pay for three-day notices and associated costs of court filing fees.
Peaceful enjoyment of property for other tenants/noise policy.
Landlord held harmless for fire or theft.
Extended guest policy(extra rent) Does not apply to family members by law.
Tenant to maintain apt. within reason.
Right of landlord to enter apt to make repairs
Tenant to notify landlord of repair needs in writing.
Abandonment--- right of landlord to rerent if tenant quits apt.
Tenant not to paint/alter apt without consent of landlord.
Tenant to give one month notice to leave, partial months not counted.

Tenant liable for damage caused by their guests and associates.

Tenant not to disable smoke alarm. $50 fee for each occurrence

No trial by jury if there is action by either party
No kerosene space heaters or other portable heaters.
Tenant liable for repairs caused by neglect or misuse.
Tenant responsible for clearing ice and snow from building entrances.
