Breaking a 1 year rental lease that is up in 3 months. On a signed contract. What could I be facing?

Having to pay the entire lease. Meaning, the remaining 3 months.Breaking a 1 year rental lease that is up in 3 months. On a signed contract. What could I be facing?
I did that before (had a total wackjob for a landlord) and we couldn't take it anymore. He was constantly ';checking up'; on the place by claiming he was coming to fix this and have something else checked using the 24 notice crap. So with that said..





1 of 2 things will happen depending on the landlord.





If they want, they can sue you for the remaining 3 months rent because by signing the contract you are responsible for it.





or..





If they would rather wash their hands of you, they will keep your full deposit and call it a day.





It all depends on the landlord. Ours kept our deposit which was equal to a months rent and he had last month so techinically we would of owed him only for 1 month. In his eyes, it was just easier to let us leave then go after us legally.Breaking a 1 year rental lease that is up in 3 months. On a signed contract. What could I be facing?
Very close, talk about an early termination usually around 2 months rent, if this doesn't fly, your paying the 3 months.
