Termination of rental lease due to medical reasons voids all deposits?

Not sure of the nature of your question, but generally most leases do not have any special provisions for early termination where you can get your deposits back, even for medical reasons. Some leases do have allowances for special circumstances; you will have to see if your lease gives you any of those ';outs';.Termination of rental lease due to medical reasons voids all deposits?
Basically yes. If you break a lease for something that is not a legal reason then you typically lose your deposit.

A tenant's medical issue is not legal grounds to break a lease. One of the very few legal ways out of a lease requires that there be something wrong with the rental not with the tenant.

It may not be fair, but it is legal.
