In this case, it is best to just sit down with your landlord and be honest about the situation. Many times they will be willing to work with you if you are able to pay some sort of termination fee.

You may also be able to work something out with them, like if you are able to find someone who is willing to rent the home after you move out, they will not charge you a termination fee and let you break your lease.

Really, you are never going to know until you try. Discuss it with them, and see what your options are. This will help you to make the best decision with better consequences.

Good luck! Can you legally break a rental lease?
I am a landlord. If you explain to me exactly why you are leaving, i may let you go. But if you sneak out in the middle of the night i have to take you to court to be allowed to enter my own property. Your early departure is costing me time and money. Are you willing to pay anything to break the lease? I don't want an unhappy tenant and i don't want a vacant house. /
