What happens when you break a rental lease?

My lease for the my apartment is a 12 month lease, it doesn't start until august 15th. It is a 4 bedroom townhouse. On of the girls bailed out so it's just me and two other girls. I want to bail out too. And if I bail out I know the other two girls will bail out as well. What are the consequences? What happens when you break a rental lease?
Since the lease has been signed it is in full force. There should be a paragraph in the lease about consequences of breaking the lease. At the very least the landlord will be entitled to keep the security deposit and may go after all of you for the rent for the full 12 months. You could get lucky and not owe for the entire lease, or at least the part where the house will not be rented out, since you would be breaking it before you have moved in, all persons who signed the lease could be responsible for at least the first few months if a new tenant is not found quickly.
the most u can lose is your deposit and if the unit is rented out quickly--u might lose nothing!
talk to the rental office of the home and see if you can get out before you start. you might lose your security deposit but that might be worth it if you cant pay it.

You also can be sued for the remaining rent that would be owed to the landlord for the term of the lease.





The one catch is that the landlord can only sue you for the portion of the time that the property is not rented.





For example, if your lease is July 1 to June 30. You bail on September 1st. The landlord is not able to rerent the property until November 1. You will owe the full rent for July, August, September and October. Depending on the details of your lease, You may lose all or part of your deposit. because you broke the lease. It also depends on whether or not your landlord has any kindness in their hearts. Talk to them and see if you can work something out.



Depends on what was on your rental agreament. Call your manager and ask. Typically you wont get your deposit back and you will need to pay an extra months rent in addition to giving a 30 day notice meaning your forking over another months rent there too. Whoevers name is on the lease will be the one stuck with it. But to make things right you all should split it if you all bail out. Good luck~
