Any generic lease you can get online or at staples is better than nothing but is not a good idea. Laws very from state to state there are things in generic ones that do not apply in all states.
You need to learn the landlord/ tenant laws for your state and find an appropriate lease.

A blank form lease agreement from the internet won't protect you very much. Laws and practices vary a lot from region to region, even from city to city. Renting out a house is serious business and there are all sorts of potential problems, most of which are very, very expensive to deal with if they occur. Best bet is to pay a lawyer for at least a one time consultation to provide you with a form and advice. Don't forget the zoning, tax, and liability issues too. .... and there is a little matter of how to collect the rent and how to procede if it ain't paid. The cheapest and best way to procede is to see an attorney. .... and by the way, the worst way IMHO is to get legal advice is from a Real Estate Broker or friend, you'd be better off asking a plumber.. Get a lawyer ' in the end it's cheaper.
