The tenant is responsible for all repairs including minor plumbing, exceptions are as follows: mechanical, weather related, Electrical. (you do not want anyone else touching Elec, this is your investment.) major plumbing.





Tenant is responsible for all utilities at address ****.





Any damage to home must be repaired in 30 days at the Tenants expense. All damage to be inspected by management or authorized person or persons.





Smoking not permitted in the home. Insurance will not cover smoking. . (cover this in the ins policy)will be a cause of default in the lease agreement. If in default you will have 30 days to vacate.





Pets are not permitted and will be a cause of default in the lease agreement. If in default you will have 30 days to vacate.


(this makes eviction easier, if needed) .





If you allow pets outside you must cover this in the agreement as to your boundaries. Such as the garage being part of the home not a dog house.





State in the lease how many people may live in the home and how many days overnight guests may stay. Add a clause that if anyone not on the lease, is to stay more than 5 days, the tenant must submit a request in writing to managment.





Make the decision based on who the person is, how many are there, and remember some parents do let the grown children move back to regain their feet. these are good tenants and probly want the kids to move asap. LOL

Go to a stationery store and buy a couple form leases, or go online. Pick and choose clauses important to you. Or use a form lease and make a one-page addendum with additional items you want to be VERY clear about with tenant. You and tenant need to sign and date the addendum which should state at top that it is an Addendum to the lease of X date between the parties.
Your terms and conditions.





Including your payment policy, late fees included.


Your deposit amount.


Your policy on maintenance of the rental unit.





For example if the toilet should malfunction, who would cover that?
