Renting for the first time, and am looking for a good lease that will be very clear, and include all the information protecting me as a landlord, and likewise to the tenant. However, I wanted to ask for any advice you may have. Hopefully someone can tell me a lease that has worked well for them. Any help is appreciated. Leases tend to be pretty standard because they do cover everything and the great thing about them is that if you can lay your hands on one (like at Home depot or Lowe's) you can use it as the basis for an improved version. I believe the bad ones you are thinking about are the ones that people try to write without knowledge of state real estate law or have any idea of what a standard lease includes. You might also check out your state real estate commission for a standard lease. Good Luck
Because you are new to being a landlord, I am going to suggest you inform you home owners (hazard) insurance company that the house is becoming a rental, to say it is owner occupied when it is not is fraud and could get you into trouble. Good Luck!
